Only a 5-minute walk from the beach, cinema, bowling, local shops and the renowned Royal Lytham Golf Course, you’ll have everything you need right at your fingertips. But that’s not all, we’re also just a short drive away from the fun and excitement of Blackpool and the delicious dining options in Lytham.
Golf enthusiasts, you are in for a treat. With access to four incredible golf courses, including Fairhaven, St Annes Old Links, Green Drive, and the world-famous Royal Lytham just a 9-minute walk away, you’ll be able to perfect your swing in no time.
Our location makes us the ideal bed and breakfast for some great days out with family and friends. And for those who prefer a hot breakfast, we have a variety of options including a traditional full English breakfast, beans on toast, poached eggs, omelettes and even pancakes!

Direct booking guests can check in from 2pm, on line travel agency bookings from 3pm. An arrival slot must be pre booked.
Once you have booked your check in time with us you can park from that time onwards for the duration of your stay at no extra charge.
If you arrive earlier and there is space you can park for £10 which will be added to your bill. You must notify reception and also return at the agreed check in time
Check out on the day of departure is 10.30am, if you wish to leave your car longer you can do so until 1pm at a cost of £10, please advise reception first.
Parking is on a first come first served basis. There is free on street parking and on adjacent roads, please see the online guidebook sent via email prior to your arrival for details.
Cars not authorised to park are liable to charges and being towed.
Unfortunately this is not possible and unauthorised cars may be liable to being towed without agreement and pre-payment.
We have less parking spaces than rooms and also have additional businesses operating between the check out and check in times so arrival must be strictly from your agreed check in time unless agreed beforehand.
Unfortunately not, our property is strictly non smoking/vaping both inside and outside including the carpark for fire regulation purposes.
There is a £250 cleaning fee for breaches.

We are blessed with 4 all within easy reach. The closest, just a 9 min walk is Royal Lytham.
